Tips to Buying Brazil Land for Sale

The current scenario is a boom-time for people on the look–out for investment in foreign real estate in Brazil for the country is laying out the red carpet to welcome foreigners. Brazil land for sale is up for grabs for smart investors who know the right time to strike as real estate prices in Brazil is still considerably lower than what one would pay in the developed world.
Though the temptation may be too much to simply pack your bags and be off to your second home after signing on the dotted property deal (after all, those sun-kissed beaches are hard to resist!) it is prudent to err on the side of caution and research the property deal a bit more before committing to the actual deal. The reasons are many.
In spite of the sellers offering Brazil land for sale in the most attractively wrapped package there are a few glitches which should be taken into account. Firstly, they may show you the most alluring pictures of fabulous properties in Brazil but the reality may turn out to be quite different from the one promised.
Many beachfront lots, for example(if you have been considering one) do not have electricity and may be far away from the markets and other basic facilities. The sellers may also lead you with false information until it is too late to do anything. Many a buyer has been conned this way when they realize that they cannot do as they please with their newly-purchased property. The term ‘erosion area’ is bandied about often by the City Hall employees which the real estate vendors conveniently forget to mention. A pre-purchase guided tour of the desired property would be a sensible idea.
Another very conveniently overlooked fact by the property dealers is that, in Brazil, beaches are public domain; which means that even if you have gone in for that Brazil land for sale on the beachfront anything can go on in front of your property and you can do nothing. For instance, anyone can practically set up camp in front of your home or party at any odd hours but you cannot do anything about it. It can be very disturbing especially for those who were seeking a quiet spot.
There are too many other reasons to be fully enumerated here but suffice to say that a thorough cross-check of any Brazil land for sale is highly advisable before going ahead with the deal.

What fun things are there to do in Florianopolis, Brazil besides beaches?
Things that help me learn Portuguese (for slightly less money than the over priced "language schools" clearly aimed at "rich" gringos) would be awesome too! Thanks :O)
Ok also, I'm gay and married. Not single, not looking for girls.
